The increase coincides with new office leases signed by software firms along the Tejgaon-Gulshan corridor and the opening of two metro stations on the MRT Line 5 extension. Young buyers who previously rented in Mirpur or Uttara now target these blocks for shorter commutes and shared flats that fit monthly salaries between Tk 45,000 and Tk 65,000.
Local anchors driving demand
Buyers cite proximity to the BRAC University campus on Road 16 and the RAJUK pilot redevelopment zone on Road 8, where older single-storey homes are being replaced by six-storey walk-ups. Evening foot traffic has risen around the Banani Lake walkway, which received new lighting and seating under the Dhaka North City Corporation upgrade completed in March 2025. The same stretch now hosts three new ground-floor cafés that opened between October and December last year.
These changes have altered the buyer profile. The Bangladesh Real Estate Association recorded that 61 percent of Banani transactions in the past twelve months involved purchasers aged 26 to 34, up from 38 percent in 2024. One-bedroom units measuring 650 to 750 square feet now list between Tk 82 lakh and Tk 95 lakh, with monthly rents for the same size holding at Tk 28,000 to Tk 32,000.

Prospective owners should verify RAJUK floor-area-ratio certificates before signing, as several plots on Road 9 and Road 12 remain under review for height increases. Agents at the local branch of the Dhaka Property Developers Association advise checking service-charge records for buildings completed after 2023, when maintenance fees averaged Tk 4 per square foot. Site visits on weekday evenings remain the quickest way to confirm parking availability and noise levels from nearby commercial strips.
