Cost breakdown in key neighbourhoods
An 800-square-foot apartment in Mirpur Section 2 currently lists at around 9.5 million taka, requiring a 1.9 million taka deposit to avoid the insurance charge. In Gulshan, the same size unit often exceeds 18 million taka, so the insurance decision affects a larger absolute sum. The Dhaka Metropolitan Development Authority reported in its June 2026 housing update that first-time purchases in these two areas accounted for 28 percent of all registered sales in the first half of the year.
Premiums typically add between 1.8 and 3.2 percent of the loan amount, paid once at settlement. For a 7.6 million taka loan on the Mirpur unit, that means an extra outlay of roughly 137,000 to 243,000 taka, depending on the lender’s risk table.
When the premium pays for itself
Buyers who expect to stay in the property beyond seven years usually recover the cost through lower monthly payments compared with the alternative of delaying purchase to build a larger deposit. Those planning to sell within five years often find the insurance adds unnecessary expense that could have gone toward renovations or furniture.
Prospective buyers should compare the exact premium quoted by at least two banks and factor in any promotional waivers tied to salary accounts or government-linked savings schemes. Checking current rates through Bangladesh Bank’s published circulars before signing a sale agreement remains the most direct way to confirm whether the insurance makes financial sense on any given purchase.
