The Dhaka City Corporation Property Tax Bill, passed in the national parliament last month, requires updated valuation declarations from property owners across all 92 wards. The change applies to residential plots, apartment buildings and commercial spaces within the two city corporations.
National budget documents for 2026-27 list property tax collections as a key revenue source for municipal services. The bill updates assessment methods last revised in 2018, directing the city corporations to use recent market data for valuations in areas such as Mirpur, Banani and Old Dhaka.
Residents will receive new tax bills calculated on declared property values. Households in wards with higher recent sales prices can expect larger annual amounts, while older neighbourhoods may see smaller adjustments. The revenue is earmarked for road repairs, drainage upgrades and waste collection routes already listed in the corporation's 2025 annual plan.
Local advocates note that payment deadlines remain tied to existing quarterly schedules. Tenants in rented units may see landlords pass on part of any increase through rent adjustments, depending on lease terms. The legislation states that appeals must be filed within 30 days of receiving the notice at the ward office.
The city corporations will open declaration counters at each ward office from 15 July. Online submission options through the existing e-municipality portal are also listed in the bill. Policy analysts say the first round of revised notices is projected to reach properties in wards 1 through 30 by mid-August, with remaining wards following in September.
Staff at the Dhaka North and South City Corporations have begun training sessions on the new valuation software, according to the implementation schedule released with the legislation. Residents can check ward-level contact details on the corporations' websites for submission assistance.
