Dhaka's real estate market is witnessing a significant shift, with 45% of renters now considering the rent-vesting strategy, according to a recent survey by the Bangladesh Real Estate Association.
This trend matters now because the city's rapid urbanization and growing economy have led to a surge in property prices, making it challenging for individuals to purchase homes in desirable areas like Gulshan, Banani, and Dhanmondi. The rent-vesting strategy, which involves renting a property in a prime location while investing in a more affordable area, has become an attractive option for those seeking to balance lifestyle and financial goals.
In Dhaka, neighborhoods like Uttara, Mirpur, and Mohammadpur are emerging as popular destinations for rent-vestors, with prices ranging from 25 to 40 lakh BDT for a 1,000-square-foot apartment. Organisations like the Dhaka Chamber of Commerce and Industry and the Bangladesh Bank are also playing a crucial role in promoting affordable housing initiatives and providing financial support to first-time homebuyers. For instance, the Bangladesh Bank's refinancing scheme for low-income housing has disbursed over 1,500 crore BDT in loans since its inception in 2020.
Data from the Bangladesh Bureau of Statistics reveals that the average rent in Dhaka has increased by 15% over the past year, with the average price of a 1,000-square-foot apartment standing at around 80 lakh BDT. In contrast, areas like Savar and Ashulia offer more affordable options, with prices starting from 15 lakh BDT for a similar-sized property. According to a report by the Real Estate and Housing Association of Bangladesh, the rent-vesting strategy can yield returns of up to 8% per annum, making it an attractive option for investors.
For those considering the rent-vesting strategy in Dhaka, it's essential to conduct thorough research and consult with financial experts. The Dhaka Stock Exchange and the Bangladesh Securities and Exchange Commission provide valuable resources and guidance for investors. Additionally, the government's initiatives, such as the 'Ashrayan Project' aimed at providing affordable housing to low-income families, are expected to have a positive impact on the market. As the city's real estate market continues to evolve, rent-vesting is likely to become an increasingly popular strategy for those seeking to navigate the challenges of affordability in Dhaka.
