Mirpur land parcels fronting the extended Dhaka Elevated Expressway have posted a 28 percent price rise since the March 2026 opening of the Mirpur-10 interchange.
The timing aligns with Dhaka's push to relieve northern traffic bottlenecks while global commodity swings keep overseas funds cautious. Local buyers are locking in plots before the next phase of utility upgrades reaches Kazipara and Pallabi.
Two RAJUK-approved residential pockets now sit within 800 metres of the new interchange: the 42-acre Eastern Housing Mirpur-12 scheme and the smaller 18-acre Cityscape Developers site off Begum Rokeya Avenue. Both projects received final layout approvals in late 2025 and are already advertising plot bookings at Tk 65 lakh per katha for corner lots.
Figures released this week by the Bangladesh Real Estate Association show average apartment asking prices in Mirpur climbed to Tk 8,750 per square foot in the second quarter of 2026, compared with Tk 6,800 two years earlier. Commercial plots along the 1.8-kilometre stretch between Mirpur-10 and Shewrapara now trade between Tk 1.8 crore and Tk 2.4 crore per katha.
Most recent transactions involve salaried professionals from the nearby garment clusters and small logistics firms relocating from Tejgaon. Several buyers cited the 12-minute drive to the upcoming Uttara-Mirpur MRT interchange as the deciding factor.
Prospective investors should check RAJUK's online portal for the final gazette notification on the remaining 400 metres of the expressway spur, expected by October. Early bookings at both Eastern Housing and Cityscape sites require a 20 percent deposit, with possession slated for the first quarter of 2028. Local agents advise verifying flood-zone maps before committing, as the corridor still sees seasonal waterlogging near the old railway culvert at Kazipara.
