The timing lines up with steady migration into northern Dhaka wards and the completion of the Kuril metro link, which now runs trains every eight minutes during peak hours. Property brokers report more site visits from small developers who previously focused on Uttara blocks 10 and 11.
Two local anchors already shape daily traffic and footfall. The Khilkhet Bus Stand handles more than 180 departures daily toward Gazipur and Mymensingh, while the adjacent stretch of Airport Road carries an average 92,000 vehicles each weekday according to Dhaka North City Corporation traffic counts from April.
Land records filed with the local sub-registry show average plot prices in Khilkhet reached Tk 7,800 per square foot in the first quarter of 2026, up from Tk 5,900 in the same period two years earlier. One 3.2-katha parcel on Road 3 near the bus stand sold in late May for Tk 2.1 crore, a figure 18 percent above the 2025 median for the same size. RAJUK documents dated March 12 list the current residential zoning as R-3, which caps most structures at six storeys; the draft revision under review would move large sections to R-5, permitting up to twelve storeys with wider setbacks.
Anyone tracking the change should register for the public hearing set for 11 August at the RAJUK headquarters on Rajuk Avenue. Local agents advise confirming the exact plot falls inside the proposed R-5 boundary before signing any agreement, because the final gazette notice is not expected before October. Checking the latest ward map at the Khilkhet Circle office avoids surprises once the new rules take effect.
